Alura closed out Cove Properties' Victoria Park quartet in 2015 — 29 storeys and 281 homes on First Street SE, five years after Nuera and a design generation past Sasso and Vetro. It is the family's most contemporary product: floor-to-ceiling glazing, current mechanical systems, and the quartet's freshest interiors, stacked a three-minute walk from the CTrain platform.

For buyers who liked the Cove trio's transit-first logic but wanted newer construction, Alura is the answer the developer eventually built — priced between the older siblings and the district's flagship towers.

Cove Properties broke ground in the 2012 cycle — the assessment roll's date — and completed Alura in 2015, extending a fifteen-year commitment to these blocks that no other Calgary developer matched. The 29-storey tower steps back from a brick podium holding First Street's retail edge, its glazing-forward shaft marking the family's stylistic arrival in the 2010s. Each Cove building remains an independent corporation.

Underground parkade with titled and assigned stalls varying by unit; storage lockers likewise — confirm on title. The 12 Avenue cycle track is two blocks north, and with the station three minutes away, many residents run genuinely car-free here.

Victoria Park/Stampede station sits roughly 230 straight-line metres east — nearly Vetro-grade proximity — while First Street's restaurants, cafés and groceries start at the building's own retail base. The Stampede grounds and BMO Centre are three blocks south-east; 17th Avenue is an eight-minute walk.

Alura's block is First Street's southern stretch, where the restaurant village meets the event district's approach — energetic on event nights, café-paced otherwise. The Culture + Entertainment District's build-out keeps reshaping the blocks east of the tracks; west of the building, the heritage streetscape holds the pocket's scale. It is the newest tower on a corridor whose older siblings frame its value clearly.

A 2015 reinforced-concrete tower whose first-decade documents are now maturing: read the current reserve-fund study, the envelope and elevator record, and the insurance certificate's deductibles.
