Overview

NUDE by Battistella is the West Beltline's compact-living specialist: a 19-storey concrete tower with 177 homes at 1319 14 Avenue SW, completed through the 2021–2024 construction cycle. Its studios, efficient one-bedrooms and smaller two-bedroom plans were designed around the proposition that residents would trade private square footage for a strong shared rooftop, bicycle infrastructure and a highly walkable address.

The result is not a generic downtown tower. NUDE has an exposed, deliberately minimal interior language, a restrained exterior palette and an amenity program aimed at urban daily life rather than resort-style spectacle. It is one of the clearest expressions of Battistella's Calgary design identity and a natural comparison with the developer's earlier Colours and Chocolate projects.

Architecture & development

Battistella Developments conceived NUDE as a western counterpoint to its First Street Village buildings: still concrete, design-forward and compact, but placed at the quieter edge of the Beltline near 14 Street. The City building permit describes a 19-storey, 177-home apartment building, while Alberta's major-project record tracks a 2021–2024 construction schedule. S2 Architecture's interior-design team shaped the lobby with a simple, warm material palette that softens the project's exposed-concrete character.

From the street, the tower reads as a slim vertical slab with metal-panel cladding, broad glazing and an active base rather than a large podium. Its scale is more intimate than the east Beltline's largest towers, and that difference carries into the resident experience: fewer layers between the front door, neighbourhood and rooftop.

Homes & layouts

The original plan mix runs from studios through one-bedroom, one-bedroom-plus-den and two-bedroom homes, with most layouts concentrated around roughly 400 to 800 square feet. Linear kitchens, large windows, polished concrete surfaces and exposed services make the rooms feel deliberately loft-like rather than conventionally finished. Storage discipline matters in the smallest plans, while corner and upper-floor homes gain value from broader glazing and longer sightlines.

Parking is not universal. Calgary condo records show titled stalls attached to some homes while studios and smaller plans often trade the stall for a lower total acquisition cost. That split is central to pricing inside NUDE: buyers should compare the complete title package, orientation, outdoor space and storage—not bedroom count alone.

Amenities

NUDE's shared program is concentrated where residents use it: a rooftop lounge and terrace with wide city views, secure bicycle storage, a maintenance station, a pet-wash room and parcel handling. It does not try to compete with the pool-and-concierge towers. The building instead directs operating resources toward social space, cycling, pets and deliveries—the infrastructure of compact urban living.

The rooftop is the defining shared room and a meaningful extension of the smaller private floor plans. Its value is highest for residents who actually use it for entertaining, working and outdoor time; owners who prefer private amenity space will place more weight on balcony configuration and unit orientation.

Parking & mobility

NUDE's underground parkade serves a building where titled parking varies by home. A stall changes both utility and resale audience, particularly for studios and one-bedroom plans, while car-free owners gain immediate access to 14 Street buses, protected cycling connections, 17 Avenue services and Sunalta station. Secure bike storage and the maintenance station make cycling part of the building's operating design rather than an afterthought.

Storage also varies with the individual title and assignment. The practical comparison is a four-part package: the home, parking title, storage allocation and bicycle access. That full package explains meaningful price differences between otherwise similar plans.

Transit & location

Nearest station: Sunalta~681 m (straight-line)

Sunalta CTrain station is approximately 681 metres away in a straight line, generally a ten-minute walk through the west Beltline. Frequent bus service on 14 Street is closer, while the downtown free-fare zone begins farther east. Drivers have quick north-south access on 14 Street and a direct route west on 12 Avenue.

The strongest location advantage is everyday walkability. Groceries, cafés and personal services line 14 Street; the west end of 17 Avenue begins a few blocks south; and the Bow River pathway system is reachable to the north. NUDE is especially well matched to owners whose daily radius is the Beltline, downtown, Sunalta and the inner southwest.

Sunalta station is roughly a ten-minute walk; 14 Street services and the west end of 17 Avenue are closer still.

Neighbourhood context

The west Beltline is calmer and more residential than First Street or the Stampede edge, with a mix of rental towers, established condominiums, low-rise commercial strips and direct access to Sunalta. NUDE sits where that fabric meets 14 Street, giving residents a recognizable neighbourhood edge without giving up the Beltline's restaurant and service network. The trade-off is 14 Street traffic and a longer walk to the central business district than east-Beltline towers.

This part of the Beltline rewards a street-by-street reading. West-facing homes look toward Scarboro and the western skyline; east-facing homes take in downtown; south exposure brings 17 Avenue closer to the daily experience. Orientation is therefore part of the building choice, not a cosmetic detail.

Construction & systems

NUDE is a new-generation concrete high-rise with contemporary glazing, metal-panel cladding, underground parking and centralized building systems. Its early ownership cycle is defined less by decades of deferred capital work and more by commissioning, warranty history, first reserve-fund planning and the transition from developer control to a mature condominium corporation. Elevator performance, rooftop waterproofing, glazing, heating and cooling controls, and parkade operations are the systems that shape resident experience.

The public project record identifies concrete construction but does not specify the slab reinforcement method. The corporation's technical package is the definitive record for structural design, while the first reserve-fund study establishes the long-term capital baseline for the building.

Buying here

The best NUDE purchase starts with fit. Compact plans work brilliantly when the furniture, storage and daily routine match the design; they feel unforgiving when buyers expect suburban room sizes. Compare usable wall lengths, balcony depth, exposure, mechanical placement, parking title and storage allocation. A studio with a strong view and clean storage solution can be more compelling than a nominal one-bedroom with compromised circulation.

The condominium package should establish the current rooftop rules, short-term-rental bylaws, pet policy, heating and cooling responsibilities, warranty history, first reserve study and insurance deductibles. Those documents define the ownership experience; the polished concrete and skyline views define the emotional one.

Selling here

Sell NUDE as a complete urban system, not simply a small condo. Photography should show the building exterior, rooftop, lobby and bicycle infrastructure before moving through the home, while the listing copy should state the parking and storage package precisely. Buyers already attracted to Battistella's design language respond to concrete, glazing and honest materiality; the marketing should lean into that identity.

The most effective comparison set is other compact, concrete Beltline product—especially Colours, Smith and Drake—with adjustments for age, parking, rooftop quality and west-Beltline location. A measured floor plan and disciplined furniture layout do more for a compact home than inflated adjectives.
